    Design & Consent

    Months 1-3

    Work with your architect to finalise plans. We review buildability and provide a detailed quote. Resource and building consent applications managed by us.

  3. 3

    Pre-Construction

    Month 3-4

    Final specifications locked in. Materials ordered. Site preparation begins. Your fixed-price contract confirmed.

    Foundation & Framing

    Months 4-6

    Site works, foundations poured, framing erected. Regular progress updates and site visits available.

  5. 5

    Envelope & Services

    Months 6-8

    Roof on, cladding installed, windows and doors fitted. Plumbing, electrical, and insulation roughed in.

    Interior Fit-Out

    Months 8-10

    Kitchen, bathrooms, flooring, painting, fixtures. Your home takes shape.

    Completion & Handover

How long does a new home build take?

Typically 10-12 months from breaking ground, plus 2-3 months for design and consents. Total timeline is usually 12-15 months from first conversation to move-in.

Do I need an architect?

For a custom home, yes — you need an architect or registered designer for the plans. Scott works closely with several Kapiti and Wellington practices and can recommend one suited to your style and budget.

What does a new home cost on the Kapiti Coast?

Custom homes typically range from $3,500 to $5,000+ per square metre depending on specification, site conditions, and complexity. We provide detailed estimates after reviewing your plans.

Can I make changes during the build?

Minor changes are usually manageable. Significant changes require a formal variation with cost and timeline implications — we document everything clearly before proceeding.

What is included in the fixed price?

Everything from foundations to fit-out: structure, envelope, services, kitchen, bathrooms, flooring, painting, and landscaping reinstatement. Site preparation and services connections are quoted separately as they vary by site.

Do you build spec homes or house-and-land packages?

No. Every home we build is custom — designed for a specific client on a specific site. That is what the focused builder model is about.

What about council consents?

We manage the full consent process: resource consent (where required), building consent, inspections during the build, and code compliance certificate at completion.

Can I visit the site during construction?

Absolutely. We encourage it. We schedule regular walkthroughs and you are welcome to visit by arrangement at any time.
